Maintaining an accurate Hazardous Materials Information System (HMIS) for all BCIT facilities is part of our obligation to provide a safe environment in compliance with the Occupational Health and Safety Regulation.

Facilities Services supports:

  • Public safety: Many facilities tasks carry inherent risks such as hazardous materials. Our trained personnel have the building knowledge and procedures to ensure safety for themselves and others.
  • Qualified work: Facilities team members hold specific certifications and have the technical training required to perform repairs, installations, and maintenance in accordance with building codes and regulatory requirements.
  • Record keeping: Centralizing requests through the work request system ensures that all work is properly documented, to support quality assurance, minimizing liability and maintaining the integrity of our workspaces.

What hazardous materials may be discovered in a building?

In older buildings, asbestos may be found in Lead may be present in
  • Drywall joint compound, plaster, texture coats
  • Ceiling tiles and adhesives
  • Vinyl floor tiles and adhesives
  • Pipe insulation
  • Fireproofing
  • Roofing materials
  • Window caulking
  • Duct mastic
  • Exterior applications including stucco, paints, etc.
  • Painted surfaces
  • Coated surfaces

Safety, Security and Emergency Management (SSEM) provides health & safety information for hazardous building materials.

The CPF Compliance and Safety team supports Campus Planning & Facilities hazardous building materials management, information and provisions for environmental safety.

The presence of a hazardous material should not be a cause for concern. The risks from these materials, like asbestos, arises if the material is disturbed, for example during construction or renovations. Construction, renovation and maintenance activities are to be coordinated by Campus Planning & Facilities (such as through Work Requests) to ensure all safety measures are followed.
