Course Overview
Currently, and for the foreseeable future, the BC real estate industry is experiencing a growing management and leadership vacuum, which is caused by the concurrent market expansion and the retirement of the Baby-Boomer generation combined with overall market expansion driven by a consistently expanding population. For talented Program graduates working in the industry, promotion opportunities to supervisory roles tend to arrive in the 3-5 year window. This course prepares students to manage and lead competently in a variety of market conditions, presented in real-market scenarios, including the inherent challenges. This course introduces the student to the basic tools needed to effectively balance the menu of human and financial demands inherent in managing and leading a business. Supervisory responsibilities naturally include expectations of foundational skills in managerial finance, to which students are introduced in this course. Managerial finance includes developing a competency in developing and working with the Income Statement, the Cash Flow Statement, and the Balance Sheet, as well as the Trust Account as required for businesses operating under the Real Estate Services Act.

Learning Outcomes
Upon successful completion of this course, the student will be able to:
- Apply a variety of management and leadership styles driven by both organizational state as well as market conditions with the goal of identifying most effective styles as they apply to the BC real estate industry.
- Recognize causes of work-related human conflict and necessary relevant solutions.
- Implement the recruiting system best-suited to various opportunities that may arise in the real estate marketplace and in various market conditions.
- Build the framework for sustainable and productive human performance management system applicable to both an entry, and a mid-level need in a real estate company.
- Demonstrate competency in building and working with the foundational financial measurement tools for a real estate business, the Income Statement, the Cash Flow Statement, the Balance Sheet, and the Trust Account Statement.
- Demonstrate competency in using foundational financial measurement tools to effectively lead and manage the business in both expanding and contracting business conditions.
- Analyze and decide sound business management and leadership practice.
