Course Overview
Assessing and completing a Pro Forma work-up on a real estate asset, for the purposes of determining whether or not the property can be a viable target for profitable development, is a foundational skill for the real estate professional. Beginning with a residential detached site, the course will move into small scale multi-family assets, and conclude with small scale commercial properties all in an urban market. This course will offer an opportunity for the student to merge the knowledge gained the three pre-requisite courses with this learning experience in real-market scenarios to demonstrate competency in completing a feasibility study for a specific real estate market opportunity.

Learning Outcomes
Upon successful completion of this course, the student will be able to:
- Explain methods used to efficiently research a marketplace for the purpose of identifying properties with development potential.
- Evaluate locations to establish relevance for development opportunities, both residential and commercial.
- Complete a basic feasibility study for a real estate market challenge in each of the residential and commercial marketplaces.
- Competently demonstrate the methodology applied to arrive at a set of relevant, reliable conclusions and recommendations in assessing the development potential for a real estate asset.
- Apply real estate business analysis competencies in establishing a viable proposal for a specific development potential site.
- Demonstrate awareness of relevant real estate rules, principles and law in development site analyses, including the potential impact of those elements on the proposed development.
