Course details
In this course, the practical aspects of project scheduling and construction law will be emphasized. Students will examine construction delay examples and apply construction contract clauses to determine the type of delay, assign responsibility, and quantify damages. Course assignments and activities will help students to understand the types of construction delays and identify all of the costs that contribute to damages from a subcontractor, contractor, consultant and owner’s perspective.

Learning Outcomes
Upon successful completion of this course, the student will be able to:
- Categorize types of construction delays (excusable, non-excusable, compensable, non-compensable, concurrent).
- Quantify delays using CPM schedules.
- Apply delay clauses found in standard construction contracts (CCDC2-2008 and MMCD) to claims examples.
- Calculate damages due to delay (hard costs, overhead costs, inefficiency costs, acceleration costs).
