Graduates of the Professional Real Estate Advanced Diploma program will be prepared to apply relevant skills to create a successful career in a variety of real estate industry positions in Vancouver, British Columbia, and nationally. The program is designed by professionals and faculty with extensive, practical, industry experience. Along with relevant foundational theory, students are introduced to real-world settings and practical experiences that prepare them for ethical, professional service in a range of industry roles including real estate agents, brokers, appraisers, and property managers. This theory-based, practice-driven learning platform will deliver graduates to the industry with foundational skills and competencies from which to a build a base for a long-term career.

Competitive Entry: Two-step process

Preference will be given to applicants with:
  • Academic grades above the minimum
  • Requirements completed within the last five years
  • Related experience
  • Additional post-secondary academic courses

Applicants with preferred entrance requirements are to submit transcripts and supporting documentation with their online application.

Step 1: Meet the following entrance requirements

  • English: two years of education in English in an English-speaking country with one of the following:

  • Math: one of the following (or equivalent):
    • 3.0 credits of post-secondary mathematics, or
    • 3.0 credits of post-secondary statistics, or
    • OPMT 1110 - Business Math

  • Post-secondary education: one of the following from a recognized post-secondary institution:
    • Diploma*
    • Associate degree
    • Bachelor's degree
    • 60.0 credits of courses fulfilling the requirements of the first two years of a defined undergraduate degree

    • *Diploma must be two years in duration and a minimum of 60 credits

  • Complete the following form for submission with your online application:

Applicants who have completed post-secondary studies outside of Canada, the United States, the United Kingdom, Australia or New Zealand will require a comprehensive evaluation of their credentials by the International Credential Evaluation Service (ICES). Credential evaluation reports from other Canadian services may be considered. These reports must include course-by-course evaluations and GPA calculations.

Step 2: Department assessment

All applications will be reviewed by the program area. Admission is competitive and will be offered to the most qualified applicants.

Note: Students will be required to complete an online Ramp-Up course (REAL 0100) approximately one month prior to term one start, after acceptance into the Advanced Diploma in Professional Real Estate program. This course is intended to introduce students to three basic knowledge areas that will be essential to building the efficiency and productivity necessary to harvest the learning in the coming three terms in the Advanced Professional Real Estate Program. Access to this course will be provided after the application deadline and upon acceptance into the program.

Recommended for success

Applicants are encouraged to attend an information session offered throughout the year. These are free of charge and are open to all to attend. Registration is requested, but not required.

International applicants

International students should be aware that this program has a mandatory integrated work experience and you are responsible for ensuring that you hold a valid co-op work permit, which is required to complete this practicum. The co-op work permit is separate from the study permit for having authorization to work up to 20 hours per week during your studies.

Program delivery

In preparing for a career in real estate at BCIT, you'll study a variety of courses that give you a solid understanding of business essentials in marketing, communications, and more.

In addition to classroom work and studies, all students engage in a 15-week Business Consulting Project to address and develop a solution to a real problem for a company. In this project, you'll learn to collect and analyze data, create recommendations, and present your findings to company management.

Program Details

This program is designed to be advanced undergraduate competency level. Applicants require a diploma or degree (or equivalent study/life experience) to gain acceptance in the program. They will complete a four week long online “Ramp-Up” course offered prior to the first term starting. Students then complete a total of 60 credits over three, 15-week long terms.

Upon successful completion of the program, students will be able to:

Real Estate Business Strategy and Operations
  • Evaluate and apply proven, fundamental business concepts to the real estate industry.
  • Identify and apply successful management and leadership models to a real estate business.
  • Confirm the concepts and applications of responsible financial management of a real estate business.
Real Estate Marketplace
  • Create and execute effective marketing strategy for building a successful real estate business.
  • Articulate core legal requirements including basic Canadian legal principles, and BC laws pertaining to real estate industry regulation, tenancy, strata property, contracts, agency, mortgages, property tax, indigenous land, and zoning, relevant to the real property marketplace.
  • Demonstrate competent application of professional ethics and codes of business practice, as required in the BC real property marketplace.
  • Appraise and evaluate real property in each of the key asset classes, including development opportunities, for the purpose of identifying profitable development sites in forecasted market conditions.
  • Recognize and respond effectively to relevant shifts in vital trends within a real estate market.
Real Estate Practice
  • Develop effective, efficient, integrated marketing strategy to harvest profit from a real estate business opportunity in dynamic market conditions.
  • Perform financial (including mortgage) calculations in support of financial knowledge relevant for decision-making in a real estate marketplace.
  • Master basic, relationship-driven professional sales skills specific to the real estate industry.
  • Negotiate enforceable real estate contracts in situations typified by high emotive and complex dynamics, while delivering appropriate fiduciary care to all stakeholders.
  • Identify the most profitable approach for a specific real estate investment opportunity, and then demonstrate how to add personal value to the profitable harvest of that opportunity.
  • Demonstrate appropriate legal and ethical competence in service of clients and the public, according to the British Columbia Real Estate Council regulations, while carrying out a myriad of professional real estate functions.
  • Demonstrate concepts and applications learned during the program, through professional level completion of a live BC real estate market challenge sponsored by an industry partner.

The British Columbia real estate industry licensing requirements are amongst the most rigorous in the world. Graduates successfully licensed in any of these specialties may then be positioned to challenge similar licensing requirements in all other Canadian provinces and many American states.

Upon successful completion of all program requirements, complete an Application for BCIT Credential [PDF] and submit it to Student Information and Enrolment Services.

Allow approximately six to eight weeks for processing.

All financial obligations to the Institute must be met prior to issuance of any credential.
