Wallmark Homes Limited expressed a need to increase the company’s cash flow, by potentially building rental units in the Fraser Valley. Both Maple Ridge and Aldergrove are regions that are expected to boom in the coming years. The Business Management student group conducted both primary and secondary research to create a feasibility study for this concept. The group collected information from municipal websites, industry publications, and individuals at both Maple Ridge Town Hall, and the Township of Langley.

It was determined that Maple Ridge was a more feasible region to consider building units in, this is largely due to the higher population density, access to transit routes, and the zoning plan. While Aldergrove is still growing, the region has experienced set-back in growth, and is expected to take approximately 10 years for maximum build-out. Financial statements and a break even analysis for a 45 unit development in Maple Ridge were produced. The student team recommended to Wallmark Homes that smaller lot rental developments, or mixed rental and owned developments may have a shorter break even period.
